SECTION 3: Periodic Rent. The TENANT shall pay rental of $125.00/Monthly. Rental shall be payable in advance on the first day of the periodic rental period. A penalty of $5.00 per day will be charged for every day past the 10 days from the due date for which rent is not received. The first month’s rent of the periodic rental period which commences on a date other than the first day of the month shall be pro-rated at the periodic rate of the rental period divided by the number of days in the rental period. (e.g., 30 days, 90 days, 180 days, 360 days) times the remaining rental days in the first month.

SECTION 4: Tenant’s Notice for Terminating Contract. The TENANT will notify the LESSOR of his/her intention to terminate the rental agreement no less than one week prior to the date vacancy occurs. If the proposed date of termination, or the date that the TENANT vacates the space, extends beyond the ending date that is paid in full under the term of the contract, the TENANT will be responsible for payment of the number of days from the ending date that is last paid-in-full through the date the rental space is vacated times a daily rate determined by dividing the periodic rate of the rental period by the number of days in the rental period. Any partial month’s rent that remains prepaid under the term of the contract for days of the month following the date of the vacancy will be retained by the LESSOR. The LESSOR will only refund to the TENANT prepaid rent for whole months under the term of the contract following the month vacancy occurs.
